Our role and your broker's role.

Two different jobs, on the same file. Here is exactly who does what.

The real estate broker

Holds an OACIQ licence, gives access to listings, drafts and presents the promise to purchase, negotiates with the seller, frames the transaction through to signing. Compensation is a commission paid at closing.

Laramont

Analyzes and advises. Real income, true expenses, vacancy, upcoming work, legality of use, rental value and net yield. Our fees are flat, paid for the analysis, and never depend on a transaction closing.

Why this changes everything for you

Someone paid on commission gets paid when you buy. We get paid to tell you the truth, including when the truth is not to buy. That is the only reason a second opinion has any value.

And if you don't have a broker

We work with partner brokers, chosen for their expertise in a property type or a specific region. We introduce one; you remain free to choose them or work with your own. Whatever the property presented, by them or by you, our analysis is the same and our compensation does not change.

What we do not do

We do not sell properties, we do not represent the seller, we receive no commission on any transaction and we share no commission with a broker. Laramont is neither a real estate brokerage nor a mortgage brokerage.
