Long-term management
How much does management cost?
Owners in Canada, on site: $125 per unit per month for 1 to 5 units, $95 for 6 to 11 units, and 4.5% of rent collected for 12 units and up. Owners in Canada, remote: $150 per unit per month for 1 to 11 units, and 5% of rent collected for 12 units and up. International owners: $180 per unit per month for 1 to 11 units, or 5.5% of rent collected for 12 units and up, with non-resident tax compliance included. Day-to-day management is included in your plan. One-time services, including tenant placement, certain housing-tribunal matters and renovations, are billed separately. Applicable GST and QST are extra.
Who pays for repairs?
Work is at the owner's expense, as everywhere. Our job is to collect bids, coordinate and verify every invoice, with no hidden coordination fees: it is included.
What happens when a tenant does not pay?
Follow-up from the first late day, formal notices, and if needed we prepare the file and represent you at the rental board. You are informed at every step.
How long to rent a vacant unit?
It depends on the area and the asking rent, and we will tell you the truth about both. Our approach: set the right price, advertise everywhere and screen seriously rather than rent fast to anyone.
Short-term rental
Do I need a CITQ registration number?
Yes, from the first rented night, principal residence or chalet, and the municipal conformity notice must come first. We handle the whole process for our clients.
Is short-term rental allowed where I am?
Every municipality has its own rules. Check yours in ten seconds with our free tool, then write to us to validate your exact address.
Who handles cleaning, check-ins and surprises?
Our local teams: cleaning, restocking, guest screening, pre-arrival communication and emergencies. The 20% all-inclusive fee covers everything, no fixed fees.
How does insurance work?
We require insurance adapted to short-term rental and help you obtain it from specialized insurers. No property goes live without proper coverage.
Can I block dates for my own use?
Yes, any time, through a shared calendar. It is your property; we fill it when you are not using it.
Acquisition and renovations
Are you real estate brokers?
No, by design: our fees are flat and never depend on a transaction closing, which lets us tell you not to buy when that is the right answer. You transact with your broker or notary; we analyze.
Can a foreign investor buy in Quebec?
The federal ban covers residential buildings of 3 units or less in major urban areas until January 1, 2027, but buildings of 4 units and more, commercial property and many resort areas remain open. Write to us and we will analyze your exact situation.
Who pays the contractors during renovations?
You do, directly: every RBQ-licensed contractor bills you, and renovation money never flows through Laramont. We bill only our management fee, 10% of project cost.
