Condo syndicates

An operating office for small and mid-sized condo syndicates.

Laramont helps boards organize records, maintain the operating calendar, coordinate qualified professionals and vendors, follow decisions through to completion, and produce clear board reporting. The board retains its legal authority and independent professionals produce all regulated studies.

What the mandate covers

  • Board and annual-meeting calendar
  • Document and contract register
  • Owner and resident request intake
  • Vendor quotation and work-order coordination
  • Maintenance follow-through
  • Insurance-document and renewal tracking
  • Budget, collection, and payable workflow coordination
  • Decision log and action register
  • Preparation support for the syndicate condition attestation
  • Coordination with independent qualified professionals for the maintenance log and contingency-fund study
  • Monthly board pack
  • Urgent-issue escalation process

Scope boundary

Laramont coordinates readiness, records, administration, and execution. Laramont does not itself prepare the regulated maintenance log or contingency-fund study. Those documents must be produced or revised by an independent professional authorized under Quebec rules. The syndicate's board remains responsible for its decisions, signatures, and legal obligations.

Official source

Quebec's divided co-ownership regulation came into force on August 14, 2025. The government states that all divided co-ownership syndicates must comply, provides a three-year-and-one-day period for the first maintenance log and contingency-fund study, and requires a requested syndicate condition attestation within 15 days. Verify the rules and the facts of each mandate before relying on them.
