New in 2026: Quebec is tightening registration. Two proofs of principal residence are required at registration and renewal, and the owner's or condo syndicate's consent will have to be renewed every year (measures announced March 25, 2026, in force April 9 and September 1, 2026).

Principal residence

Prohibited across the territory: the City adopted zone-by-zone bans starting in 2023, extended them territory-wide in 2024 and is still adding zones in 2026 (bylaws 1455-26 and following). Correction versus our earlier card: tourist rental of a principal residence is no longer possible in La Malbaie.

Secondary residence or chalet

Allowed only in designated zones, and capped: the roughly 159 existing tourist residences are subject to per-zone quotas (status quo kept in two sectors, chemin des Loisirs and côte des Éperviers). Very few new authorizations remain possible; check per-zone availability before buying.

In every case: CITQ registration number required and 3.5% lodging tax applies.
