New in 2026: Quebec is tightening registration. Two proofs of principal residence are required at registration and renewal, and the owner's or condo syndicate's consent will have to be renewed every year (measures announced March 25, 2026, in force April 9 and September 1, 2026).

Principal residence

Regulated through conditional uses (bylaws 2021-06 and 116-03): each project requires a council resolution, separation distances and an annual authorization certificate of about $1,000.

Secondary residence or chalet

Same conditional-use regime with distances and annual certificate; authorization is case by case and never automatic. Plan for the council-resolution timeline.

In every case: CITQ registration number required and 3.5% lodging tax applies.
