The hidden fees of a property manager (and how to spot them)

The advertised rate is not the real cost. That is the first thing to understand when shopping for a property manager.
Many advertise an attractive percentage, then add fees at every step. Tenant placement fees. Lease renewal fees. Inspection fees. Work coordination fees. One by one, they look minor. Over a year, they push the bill well past the starting rate.
How to protect yourself. Ask for the full list of extra fees, in writing. Ask what happens at a renewal, a tenant change, a repair. If the answer is vague, that is a red flag.
