Investing in a multi-unit building in Greater Montreal in 2026
1 min read
Multi unit residential remains one of the most solid investments in Quebec. You still have to buy the right building, at the right price, in the right area.
Greater Montreal keeps growing. The North Shore, led by Mirabel and the Lower Laurentians, shows the strongest growth. Laval is still the largest multi unit market on the North Shore. The South Shore benefits from the REM. And some Montreal neighbourhoods, like Verdun or Villeray, keep very strong rental demand.
But a good area alone does not make a good investment. What matters is the real return, once you remove true expenses, vacancy and upkeep. Too many buyers trust the gross income the seller shows and regret it after closing.
This is where a manager who sees the real numbers every day changes things. We give you our honest opinion on a building, even when it means telling you to walk away. We calculate what it truly earns. And if you buy, we can manage it afterward.
Buying to rent starts with the right math, not with a crush.
